Question 1

Why are so many people moving to North Carolina?

Accepted Answer

People usually tell us the same few reasons: four real seasons that are milder than up north, a lower cost of living than most big metros, growing job centers in Charlotte and the Triangle, and the ability to live near mountains, lakes or the beach — sometimes all within a few hours.

Question 2

What are the four regions?

Accepted Answer

We think of NC in four parts. The Mountains in the west (Asheville, Boone, Blowing Rock). The Foothills just east of them (Hickory, Morganton, Lenoir, the Catawba Valley). The Piedmont through the middle (Charlotte, Lake Norman, Greensboro, Winston-Salem, the Triangle). And the Coast (Wilmington, the Outer Banks, the Crystal Coast).

Question 3

What is the weather actually like?

Accepted Answer

Statewide, January averages about 40.8°F and July about 77.9°F (NOAA normals). The Mountains are noticeably cooler and get real snow. The Piedmont and Foothills get occasional snow or ice that usually melts within a day or two. The Coast is mildest in winter and most humid in summer.

Question 4

Does it snow?

Accepted Answer

In the Mountains, yes — enough for ski areas near Boone and Banner Elk. Across the Foothills and Piedmont, snow comes a few times a winter in most years and rarely lasts. On the Coast, snow is uncommon.

Question 5

How humid are the summers?

Accepted Answer

Summers are warm and humid in the Piedmont and on the Coast. Higher elevations in the Mountains stay cooler and drier, which is a big reason people summer — or retire — there.

Question 6

What about hurricanes?

Accepted Answer

Hurricanes mostly affect the Coast and eastern NC, though strong storms can bring heavy rain and flooding farther inland, as Helene did in the Mountains in 2024. When you buy, ask about flood zones, elevation and insurance — we'll help you check before you commit.

Question 7

Is the pace of life slower?

Accepted Answer

Outside Charlotte and the Triangle, yes. Small towns in the Foothills and Mountains feel neighborly and unhurried, while still being an hour or two from a major airport and city amenities.

Question 8

Will we fit in as newcomers?

Accepted Answer

Very likely. A large share of people in our area moved here from somewhere else. Churches, clubs, lake communities, neighborhood groups and volunteer organizations are easy ways in, and our agents can introduce you to local groups that match your interests.

Question 9

What do people miss about where they came from?

Accepted Answer

Honest answers we hear: specific restaurants and food, public transit in big cities, and family. Plan visits home into your budget, and look at areas near an airport if family travel matters.

Question 10

Is North Carolina cheaper than where we live now?

Accepted Answer

For most people moving from the Northeast, the West Coast or big Midwest metros, housing and property taxes cost less here. Use our state comparison tool to see Census and Tax Foundation figures for your state side by side with NC.

Question 11

How much do homes cost?

Accepted Answer

The Census puts NC's median home value at about $333,000, but it varies a lot by area. Charlotte, the Triangle and lakefront property run higher; much of the Foothills and smaller towns run lower. For real numbers, look at live listings in the towns you're considering.

Question 12

How does NC income tax work?

Accepted Answer

North Carolina has a flat state income tax — one rate for everyone (4.25% in our latest saved figures, and it's scheduled to keep stepping down). Check the current year's rate with the NC Department of Revenue.

Question 13

Does NC tax Social Security?

Accepted Answer

No. North Carolina does not tax Social Security benefits. Other retirement income, like pensions, IRA and 401(k) withdrawals, is generally taxed at the flat rate. Some government retirees with 'Bailey' vested benefits may be exempt — ask a tax professional.

Question 14

Is military retirement pay taxed?

Accepted Answer

North Carolina allows a deduction for military retirement pay for qualifying retirees. Rules have specific service requirements, so confirm your situation with NCDOR or a tax professional.

Question 15

How do property taxes work?

Accepted Answer

Property tax is set by each county (and city, if you live inside city limits). Statewide, the effective rate is about 0.7% of a home's value, lower than many states. Counties reappraise homes on a regular cycle, so ask what year the next revaluation is.

Question 16

Is there a car tax?

Accepted Answer

Yes. NC charges a yearly property tax on vehicles, collected together with your registration renewal ('Tag & Tax Together'). The amount depends on the car's value and your county's rate.

Question 17

What is the sales tax?

Accepted Answer

About 7% combined state and average local sales tax. Groceries carry a lower rate than other purchases.

Question 18

Is there a break on property taxes for seniors?

Accepted Answer

NC offers a homestead exclusion for qualifying homeowners 65 or older, or totally disabled, under an income limit, plus a separate exclusion for some disabled veterans. You apply through your county tax office.

Question 19

How expensive is homeowners insurance?

Accepted Answer

It depends heavily on location. Coastal and wind-exposed areas cost more and may need separate wind or flood coverage. Inland areas are usually more moderate. Get quotes early in your search — we can connect you with local agents.

Question 20

Do we need flood insurance?

Accepted Answer

If the home is in a mapped flood zone and you have a mortgage, your lender will require it. Even outside mapped zones, it's worth pricing for creeks, rivers, lakes and the Coast. We'll help you check the flood map for any home you like.

Question 21

What do utilities look like?

Accepted Answer

Duke Energy serves much of the state, along with electric co-ops and some city-run utilities. Many rural homes use propane or heat pumps, and some have well water and septic instead of city water and sewer. Ask for a year of utility history on homes you're serious about.

Question 22

Should we rent before we buy?

Accepted Answer

Renting for a few months is a smart choice if you aren't sure which town fits, or if you need to sell first. We can help with rentals and then help you buy when you're ready.

Question 23

Mountains, Foothills, Piedmont or Coast — how do we choose?

Accepted Answer

Start with three questions: how close do you need to be to a major airport or job center, what do you want to do on a weekend, and how much winter do you want? Our map and region pages walk through each area's towns, climate and listings.

Question 24

What are the Mountains like to live in?

Accepted Answer

Cooler summers, real winters, small towns, outdoor life and lots of second homes. Roads can be steep and winding, and some homes need four-wheel drive in winter. Asheville and Boone have the most services.

Question 25

What are the Foothills like?

Accepted Answer

The Foothills — Hickory, Morganton, Lenoir and the Catawba Valley — sit between the Blue Ridge and Charlotte. People like the lakes, lower costs, short drives to both the mountains (about an hour) and Charlotte (about an hour), and a relaxed small-city feel.

Question 26

What is the Piedmont like?

Accepted Answer

The Piedmont holds most of NC's big cities: Charlotte, the Triad and the Triangle, plus Lake Norman. More jobs, airports, healthcare and things to do, with more traffic and higher prices near the centers.

Question 27

What is the Coast like?

Accepted Answer

Beach towns, boating and mild winters. Wilmington is the largest coastal city. Plan for hurricane season, insurance costs and flood zones, and know that some beach towns are busy with tourists in summer.

Question 28

Small town or city?

Accepted Answer

If you want walkable restaurants, major hospitals and direct flights, look near Charlotte, the Triangle, Asheville or Wilmington. If you want space, quiet and lower prices, look a little farther out — many towns are within an hour of a city.

Question 29

How long are commutes?

Accepted Answer

Commutes are usually measured by driving time. Rush hour around Charlotte and Raleigh can be heavy; most smaller cities have short drives. Tell us where you'll work and we'll show you towns within your limit.

Question 30

Where is good for lake living?

Accepted Answer

Lake Norman, Lake Hickory, Lake James and Lake Rhodhiss are popular in our part of the state, each with a different feel and price range. Lakefront homes cost more, and water access rules vary by lake and neighborhood.

Question 31

Can you help us compare specific towns?

Accepted Answer

Yes. That's exactly what a free consultation is for. We'll compare towns on your priorities — schools, commute, budget, weather, activities — and send listings in each.

Question 32

Can we buy a home without being there in person?

Accepted Answer

Yes. Many of our relocation buyers tour by live video, sign electronically and close by mail. Most still like to visit once before or after going under contract, but it isn't required.

Question 33

How do video tours work?

Accepted Answer

Your agent walks the home on a live video call, showing what photos miss: the street, the yard, noise, smells, water stains, the view from each window. You ask questions in real time, and we can record it for you.

Question 34

What is the due diligence period?

Accepted Answer

NC contracts include a due diligence period, negotiated with the seller. During it you do inspections, appraisal, insurance quotes and anything else you need. You can walk away for any reason before it ends.

Question 35

What is a due diligence fee?

Accepted Answer

A payment made directly to the seller for taking the home off the market during due diligence. It's negotiable, it's usually credited to you at closing, and it's generally non-refundable if you back out. Earnest money is a separate deposit held in trust.

Question 36

Who handles the closing?

Accepted Answer

North Carolina closings are handled by a real estate attorney, not a title company. The attorney reviews title, prepares documents and disburses funds. You can close in person or arrange a mail-away closing.

Question 37

What disclosures will we get?

Accepted Answer

Sellers complete the NC Residential Property and Owners' Association Disclosure Statement and a Mineral and Oil and Gas Rights disclosure. NC is a 'buyer beware' state, so inspections matter — the seller can mark 'no representation' on many items.

Question 38

Do we need a local lender?

Accepted Answer

Not required, but local lenders know NC contracts, due diligence timing and local appraisers, which helps deadlines go smoothly. We can recommend lenders who work with relocation buyers often.

Question 39

What about wells and septic?

Accepted Answer

Many homes outside city limits use a private well and a septic system. Plan a well water test and a septic inspection during due diligence, and ask the county for the septic permit.

Question 40

How long does it take from offer to closing?

Accepted Answer

Often about 30 to 45 days with financing, depending on the lender and the due diligence period. Cash purchases can move faster.

Question 41

Can you work with our relocation package from an employer?

Accepted Answer

Yes. We work with corporate relocation programs and can help coordinate with your relocation company. Tell us early so the paperwork lines up.

Question 42

Should we sell first or buy first?

Accepted Answer

It depends on your finances and your stress tolerance. Selling first gives you a firm budget and no double mortgage, but you may need a short rental. Buying first means one move, but you may carry two homes for a while. We'll walk through both with you.

Question 43

Can we make an offer that depends on selling our current home?

Accepted Answer

You can, but sellers often prefer offers without that condition, especially for popular homes. A pre-approval that doesn't depend on your sale makes your offer stronger.

Question 44

Can you help us find an agent where we live now?

Accepted Answer

Yes. We can refer you to a vetted agent in your current area so both sides of the move are coordinated.

Question 45

What if our dates don't line up?

Accepted Answer

Common fixes: a rent-back from the buyer of your old home, a short-term rental here, negotiating the closing date, or storage. We'll help you plan the gap before you sign anything.

Question 46

When is the best time of year to move?

Accepted Answer

Spring and early summer have the most homes for sale; fall and winter have less competition. Families often aim for summer to change schools between years.

Question 47

How do public schools work in NC?

Accepted Answer

Most public schools are run by county school systems, and a few cities have their own (for example, Hickory Public Schools). Your address decides your assigned school, so always confirm the attendance zone with the school district — not the listing.

Question 48

How do we find our assigned school?

Accepted Answer

Each district has an address lookup on its website. Assignment lines can change, so confirm before you buy. We'll help you check any address you're considering.

Question 49

What about charter schools?

Accepted Answer

NC has many public charter schools. They're free, but enrollment is usually by lottery and can have waitlists, so apply as early as you can.

Question 50

Are there private and faith-based schools?

Accepted Answer

Yes, in most areas. NC's Opportunity Scholarship program can help with private school tuition; check the current rules and deadlines.

Question 51

What do we need to enroll our kids?

Accepted Answer

Typically proof of address, a birth certificate, immunization records and prior school records. NC requires a health assessment for new students. Each district lists its exact checklist.

Question 52

When does the school year start?

Accepted Answer

Most NC public schools start in late August. Exact dates vary by district and by year-round schools.

Question 53

What about colleges?

Accepted Answer

The UNC System has 16 public universities, and the NC Community College System has 58 colleges across the state — including Catawba Valley, Western Piedmont and Caldwell in our area. In-state tuition generally requires 12 months of NC residency.

Question 54

Are there things for kids to do?

Accepted Answer

Lakes, hiking, parks, youth sports, museums and seasonal festivals in most towns. Charlotte and the Triangle add pro sports, science museums and big attractions.

Question 55

Is NC a good place to retire?

Accepted Answer

Many retirees think so: no tax on Social Security, moderate property taxes, milder winters, and good healthcare across the state. The Mountains and Foothills are especially popular for their scenery and lower costs.

Question 56

What is healthcare like?

Accepted Answer

NC has major health systems such as Atrium Health, Novant, UNC Health, Duke Health and others, with regional hospitals in most mid-size cities. In our area, Hickory and Morganton have full hospitals. If you see specialists often, look at drive times to them before you choose a town.

Question 57

Are there 55+ communities?

Accepted Answer

Yes, from active-adult neighborhoods to continuing care retirement communities (CCRCs). We can show you options that fit your budget and lifestyle.

Question 58

Should we downsize to one level?

Accepted Answer

Many retirees look for a main-level primary bedroom. Mountain and lake homes are often on slopes with stairs, so filter for that early.

Question 59

How far are we from airports for family visits?

Accepted Answer

Charlotte Douglas (CLT) is a major hub with many nonstop flights. Asheville, Greensboro, Raleigh-Durham and Wilmington have airports too. From the Foothills, CLT is usually about an hour.

Question 60

Are there clubs and things to do?

Accepted Answer

Golf, pickleball, lake clubs, garden clubs, churches, community college classes, volunteer groups and arts councils are easy to find. Tell us your hobbies and we'll point you to towns where they're thriving.

Question 61

Where are the jobs?

Accepted Answer

Charlotte is a finance and banking center, the Triangle is known for research, tech and universities, and the Triad has healthcare, manufacturing and logistics. The Foothills have manufacturing, furniture, healthcare and fiber-optic and data center employers.

Question 62

Is internet good enough for remote work?

Accepted Answer

In cities and most towns, yes — fiber and cable are widely available. In rural and mountain areas it varies house to house, so check providers for a specific address before you buy.

Question 63

How do we check internet at a specific address?

Accepted Answer

Ask us to check providers, look at the FCC broadband map, and ask the seller what service they use. We'll do this during due diligence for any rural home.

Question 64

Which airports are there?

Accepted Answer

Charlotte (CLT), Raleigh-Durham (RDU), Piedmont Triad (GSO), Asheville (AVL) and Wilmington (ILM) are the main ones. CLT has the most nonstop routes.
